Buy Solar · The ownership route

Buy solar in Dubai: payback in 4–6 years, then the power is yours

Buying a rooftop system outright means one turnkey price, a DEWA bill that drops immediately, and decades of effectively free daytime power once the system has paid for itself.

You own the asset from day one 25-year panel warranties typical Shams Dubai net metering

Who it suits

Buying is for owners who want the biggest number

The PPA route trades some lifetime saving for zero upfront cost. Buying keeps every dirham the system ever saves, after it has repaid its price.

For homes

Villas & townhouses

Buying suits owners who plan to stay in the property, have the capital available (or would rather finance an asset than rent a discount) and want the largest lifetime saving on offer.

Once the system has paid back, every daytime kWh it produces is effectively free for the rest of its warranted life. Your summer AC runs on sunshine you have already paid for.

For business

Offices to warehouses

Buying suits businesses that own their premises and want the strongest return on capital. Commercial turnkey pricing of around AED 2,400 per kWp (against residential's AED 3,000) plus larger roofs means paybacks at the shorter end of the range.

After payback, cheaper daytime power flows straight to operating margin, and the system is a company asset with a metered, auditable output.

How the numbers work

One villa, worked from bill to payback

The same 4-bedroom detached villa we use across this site. Follow the arithmetic; every step is checkable.

The worked example

  • Consumption (4-bed detached villa)3,000 kWh/month
  • DEWA bill≈ AED 920/month
  • System size (36,000 kWh/yr ÷ yield)≈ 19 kWp
  • Turnkey price≈ AED 57,000
  • Saving≈ AED 11,040/year
  • Simple payback≈ 5.2 years

The bill: 2,000 kWh in the Green band at 23 fils, 1,000 kWh in the Yellow band at 28 fils, plus a fuel surcharge of about 6 fils on every unit. Dubai sun yields about 1900 kWh per kWp per year, and residential turnkey pricing runs around AED 3,000 per kWp.

Then 20 more years of output

Payback is the boring half of the story. Panels are typically warranted for 25 years, and this villa's system keeps producing long after year 5.2. On the calculator's assumptions (the saving above plus 2% annual tariff drift), the villa clears roughly AED 297,000 over 25 years, net of the purchase price.

The asset stays with the property. A villa whose daytime power costs are already dealt with is simply cheaper to own, the DEWA bills prove it, and the panel warranties transfer to the next owner.

Estimates, not a quote. Final figures depend on a site survey and DEWA approval. Check your own roof and bill with the savings calculator, or verify tariffs at dewa.gov.ae.

The honest limitations

The biggest saving, but not the easiest route

Buying wins on lifetime numbers. It asks more of you on day one. Weigh these honestly.

Capital outlay on day one

The worked villa system costs ≈ AED 57,000 upfront. Finance can spread it, at the cost of some return. If that capital works harder elsewhere in your life or business, the AED 0-down PPA exists precisely for you.

Estimates, not a quote. Final figures depend on a site survey and DEWA approval.

The saving assumes you stay

Payback takes 4–6 years of your own bills. Sell before then and you need the sale price to reflect the system's value: likely, but not guaranteed, and not something we will promise you a percentage on.

Maintenance is yours

It is light: periodic cleaning to keep Dubai dust off the panels, an occasional inspection, and an inverter that may need replacing once over the system's life. But it is yours, unlike a PPA where the provider carries all of it.

Maintenance packages are available if you want ownership without the chores.

Side by side

Buying or a PPA: the same villa, both routes

Figures below use the worked 4-bedroom villa example (3,000 kWh a month, a ≈19 kWp system) and the calculator's assumptions.

Comparison point Buying your system Free solar (PPA)

Who maintains & insures You: light work, mostly panel cleaning; 25-year panel warranties typical The provider (included in the rate)
Monthly saving ≈ AED 920 on the worked villa (the whole bill) ≈ AED 230 on the worked villa
Lifetime saving ≈ AED 297,000 over 25 years, net of the purchase price ≈ AED 88,000 over 25 years
Best for The biggest lifetime return and an asset you own Bill relief now, no capital tied up, nothing to manage

Not sure?

If the upfront price is the sticking point, the PPA route delivers a smaller but immediate saving for AED 0 down, and someone else owns the maintenance.

Questions

Asked before every purchase

How long does a purchased system last?

Panels typically carry 25-year performance warranties and lose only a small fraction of output each year. Inverters carry shorter warranties and may need replacing once over the system's life; that is a known, budgetable cost. Mounting structures and cabling generally outlast both.

Can I finance the purchase instead of paying cash?

Yes: finance options are available if you would rather spread the cost. Financing reduces the effective return compared with paying cash, but you still own the asset from day one. It is worth comparing a financed purchase against a PPA before you decide; we will show both side by side.

What maintenance will I actually have to do?

Dubai dust is the main factor: periodic panel cleaning keeps yield up, and an occasional inspection confirms everything is performing. There are no moving parts. Maintenance packages are available if you would rather not think about it at all.

Does buying solar add value to my property?

It makes the property cheaper to run, and that is visible in the DEWA bills a buyer will ask to see. Panel warranties transfer with the property. We do not quote a percentage uplift (no reliable Dubai figure exists), but a documented, warrantied saving is a straightforward selling point.
